Many buyers are writing into the sales contract that the purchase is contingent on the completion of a satisfactory home inspection. In fact, home inspections are becoming the norm rather than the exception in residential real estate sales. The concept of a home inspection is that a trained individual reviews all the home’s systems to determine potential problems the buyers may face. Items are reviewed in terms of current condition and potential problems for the purchaser.
Because so many purchasers are requiring home inspections as part of the sales agreement, sellers are beginning to order inspections when the house is put on the market so there will be no surprises at the closing. This allows for any deficiencies to be corrected or the price to be adjusted and the home marketed “as is”.

Our inspectors conduct a traditional visual inspection, and once that is completed they use the infrared camera to see problems that may not be visible to the naked eye (Infrared can detect items such as faulty wiring, breakers and fuses, hidden moisture problems and hidden water damage, plumbing leaks, roof and ceiling leaks, energy loss, missing insulation, termites, rats, mice and other pests.)
Infrared works by detecting tiny, but crucial differences in temperature throughout a house—including behind walls, beneath flooring and above ceilings. These variations in temperature often reveal problems. . Our technicians use one of the most powerful and sensitive cameras ever developed for home and termite inspections, detecting temperature variations as low as 0.08 degrees Celsius. The Department of Energy even recommends using thermographic scans done by trained technicians as part of an energy audit or before purchasing a home.
